The TCN office, 7.000 sqm, in
Think
The TCN office in Utrecht is made to feel like a home for all employees. Open spaces, comfortable working areas, pleasant meeting places, a café, a gym, a garden, a restaurant, etc. The building was the former head office of NUON, one of the largest Dutch energy providers. It was built in the fifties and now has official monument status. It has been completely renovated and is mainly occupied by TCN.
Redevelopment:
NUON‘s formal and stately office building, designed in 1950 by architect Van der Steur, had become dated. In just over four months’ time we redeveloped it into an office for the 21st century, where people can meet and feel comfortable. The interior designer was Bart Vos of Maupertuus Interior. The interior is a successful mix of modern and industrial. The building encompasses a square court housing a large Japanese garden.
Make
Challenges:
The zoning plan was not appropriate for office use. With the correct permit the municipality could allow TCN to occupy the building. The whole redevelopment of the building was completed in four and a half months.
Facts:
The TCN office forms part of a larger redevelopment scheme being undertaken by TCN.
This is the industrial park Cartesius, which will be redeveloped into a mixed-use area with a new urbanism landscaping. This project will take about 15 years.
Care
Not only is the building representative of the typical TCN concept, the services that TCN Management provides are innovative in the real estate market. So-called workplace management includes facilities such as ICT, complete office equipment, cleaning, etc. Leasing an office should be seen as a service, not just as the provision of space.
Marketing:
The office contains six tenants. The largest office tenant is TCN with 5,000 m².
TCN Management is manager of the complex.
